Staff threatened and locked us up. We are a family with two girls at the age of 7
A very threatening situation happened during our stay. After some problems (which I will mention in detail further below) we were forced to pay the whole amount for our 2 days stay immediately in cash at 19:00
We arrived there at 15:00. We felt further and further unsafe there with our two girls as there were no other guests in the resort at this time. We decided that we want to leave, but we were locked up inside the resort. The security guard, called the manager (Albert) and said to us he will come in one minutes. Instead of this two other men in black jackets arrived. We were surrounded by 3 men and locked our girls in our car. We called an Armenian person we know trying to help us in this situation. After a very long time and several conversations / phone calls, which we mainly couldn’t understand (Amenian), we had to pay 50.000 AMD (117€) AND cancel the booking at booking.com from our side. OTHERWISE we could not leave the resort as security guard didn’t open the gate.
Now to the problems that arose during our stay:
1. When we arrived at the resort we were taken to a family bungalow that we hadn't booked regarding the pictures shown on booking.com. The man who took us there didn't want us to look around the grounds, which we did anyway. There are actually two family family bungalows one the grounds. One has a rather nice view, as shown in the pictures on booking.com, and the other one is right next to the entrance, offering no privacy and a significantly worse view. Noisy construction and welding work was taking place right next to this bungalow during our stay. I spoke to the manager, and after a 10-minute phone call, we were able to move to the "nicer" family bungalow.
2. We were informed that we weren't allowed to consume our OWN food and drinks there, which is NOT stated in the terms conditions on booking.com. Under this condition, I would NEVER have booked this accommodation. The manager referred to an email he sent me AFTER my booking on booking.com. This passage is indeed located in the middle of a long text. I hadn't read this email in detail on the day of booking, as I had made several bookings and received too many confirmation emails.
I don’t think it is legal, that in am not allowed to bring my own bread or water to my room in the resort. But if it’s legal it should be mentioned in the terms and conditions BEFORE I make the booking and be willingly agreed from my side. Like an agreement to: no partys, no smoking, no pets…
We had already bought some snacks and drinks for ourselves and the children. The manager, Albert, reluctantly allowed us finally to consume our own food and drinks on the day of arrival. It seems to us that the management tries to squeeze guests out to the max, earning the highest amount of money which is possible.
3. During our phone call with the manager upon arrival, we booked the jacuzzi in front of the family bungalow for 14:00 the following day for 10.000 AMD extra charge. We were informed that it would take approximately 20-22 hours to heat it up and that the temperature would last for about 6 hours. This, of course, depends heavily on the weather conditions. The jacuzzi was not prepared by the time of our departure, even though we had booked it. Workers on the grounds were doing other things instead of cleaning and filling it. The jacuzzi was still completely filthy, smelly, and unused since winter, without hose connections, heating, filters, etc.
4. After a 4-hour stay, at 19:00, one of the men came with a handwritten note and demanded that we immediately pay the entire amount for our two-day stay in cash. This felt very, very strange, especially considering the circumstances up to that point. Furthermore, there were no other guests at the resort at that time, and no one was in the immediate vicinity either. We refused to pay immediately. The man eventually left. Afterward, we were unable to reach the manager, Albert, by phone, even though we tried at least six times within half an hour, and the phone rang each time. We felt increasingly unsafe there with our two daughters and just wanted to leave. We were desperate and wrote to someone in Armenia asking for help. Finally, we texted the manager via WhatsApp that we had decided to leave his resort shortly. The security guard at the gate, behind which our car was parked, wouldn't let us out. In the end, we were surrounded by three men. As a family with terrified children, it was an extremely unpleasant situation.
We have been passionate travelers for over 20 years and have visited more than 150 destinations worldwide. We have never experienced anything like this before.

First, the presence or absence of other guests on the property has no connection to guest safety. Our hotel is located on the beautiful shores of Lake Sevan, surrounded by nature, and accommodates a limited number of guests specifically to provide a peaceful, private, and secure environment. We were surprised to read your concerns regarding safety. The impression appears to have been formed after seeing our security staff and service personnel dressed in dark clothing. However, their presence is intended solely to ensure the safety and comfort of our guests. Regarding your departure, our security staff did not prevent you from leaving. At that moment, there was an unresolved payment issue related to your reservation. As your plans had changed and you wished to leave before completing the stay, our team arrived to discuss the matter and apply the cancellation policy. As a gesture of goodwill, only the equivalent of one night’s stay was charged instead of the full reservation amount. Concerning the accommodation, the bungalow originally assigned to you matched your reservation. Nevertheless, after your request, our team gladly offered an alternative bungalow to better meet your preferences. As for outside food and beverages, our property operates an on-site restaurant and does not allow outside catering. This information is communicated to guests through the booking information available before arrival. We also apologize for any inconvenience caused by the construction work that was taking place during your stay. These works were temporary and lasted for only one week as part of ongoing improvements to the property. We understand that any additional noise may affect guests’ comfort and appreciate your understanding. While we respect every guest’s opinion, we believe several statements in this review do not accurately reflect the events that took place. Our team made every effort to accommodate your requests and resolve all concerns in a professional and respectful manner. While every guest has the right to be dissatisfied with certain aspects of their stay, there is an important difference between constructive criticism and accusations that can unfairly damage the reputation of a business and the people who work hard to serve its guests. What disappointed us most was not the low rating itself, but the sense of unfairness toward our team. Throughout your stay, we genuinely tried to accommodate your requests, address your concerns, and treat you with respect and professionalism. Clean, Comfortable, and Welcoming
Great stay at All Seasons Hotel in Sevan! The rooms were clean and comfortable, and the location is perfect near the lake. The staff were exceptionally friendly and helpful, making the whole experience even better. Highly recommend!

We had great weekend
Beautiful environment. Clean beach. Clean, comfortable and nice room. The food was good. Very quiet place.
Kind and careful people. We should left the hotel 8am, the kitchen opens later, but they gave us the meal in the previous evening, so we could have breakfast before leaving the hotel.

Beautiful, secluded place with great, helpful staff.
We stayed here with our 6 year old daughter and loved the place. The cottage was warm, cosy and equipped with everything we needed. There was no restaurant on sight but the staff were very helpful to arrange dinner for us from a nearby restaurant. It’s a beautiful place to relax and visit the nearby Sevan peninsula with monastery. You will easily be able to call a taxi to pick you up from the hotel.
