Vanessa 24 Condo, Playa del Carmen – Property Manager Laeticia Montana
I recently stayed at the Vanessa 24 condo building in Playa del Carmen and had a deeply disappointing experience, primarily due to the poor management provided by Laeticia Montana from Freedom Playa Real Estate. The entire experience was plagued by communication delays, an unprofessional attitude, and a lack of resolution to legitimate concerns.
Firstly, there were significant delays in receiving the necessary documents for the lease agreement. During our interactions on Whatsapp, I noticed that some of the agreed-upon terms had been altered without my prior consent (ie. Cleaning Fees). This was not only frustrating but also unprofessional, especially considering that I had trusted the property management to handle things properly.
The situation worsened when I experienced severe noise disturbances during my first two nights at the property. The unit I stayed in was located next to a junkyard, with street dogs barking loudly throughout the night. Additionally, there was constant drilling noise and a neighboring tenant who seemed to think that exercising at 3 am was acceptable, running up and down the stairs, causing further disturbances. As someone who was working remotely during my stay, sleep was essential, and this noise made it impossible to rest even with the fan running and ear plugs.
After my third sleepless night, I reached out to Laeticia to explain the situation and emphasize the importance of my concerns. I was hoping for some understanding and a potential solution, such as moving to a quieter unit or vacating early. Unfortunately, Laeticia showed no empathy for my concerns and refused to share any administrative contact details. She was unwilling to help me find a compromise, even though I offered to pay for the nights I had already stayed, plus an additional five days of rent to cover a week’s worth of accommodation.
Her response was dismissive, simply telling me, "Welcome to Mexico," as though my legitimate complaint was something I should just accept. When I mentioned that I was unaware of the noise transfer and lack of soundproofing between units, she showed no interest in addressing the issue, stating that "nothing can be done, the unit was delivered as advertised."
This lack of professionalism and unwillingness to resolve the problem was completely unacceptable. I would strongly advise against dealing with Laeticia Montana or Freedom Playa Real Estate for any rental needs in Playa del Carmen. My experience was frustrating and stressful, and I regret not choosing a different property management company for my stay.
In summary, if you're looking for a property where your concerns are taken seriously and handled with professionalism, I suggest looking elsewhere.

Disappointing
Howler dogs evening and night. No maintenance done in two and a half months. No follow-up from the manager. Never here again because cleaning was not done on arrival and lots of defective things. No storage space and not even a small dining table on the balcony.

STAY AWAY FROM HERE!!!
There is nothing wrong with the building. Everything is ok. Nice pool,good Wi-Fi, comfortable bed, cable tv,aircon. But the building stands right in the middle of a Mexican neighbourhood where there are dogs outside on the property 24/7! And these dogs bark all the time till it drives you crazy! Morning afternoon evening and night. And nobody is doing anything about it. I asked the host many times to talk with the Mexican neighbours to keep the dogs inside their house in the night and early morning. But she does not take action or responsibility to solve the DOGPROBLEM! In the weekends there is loud music coming from a nearby restaurant and the neighbours at the back of the building like to have a party too. Screaming kids from the neighbours at back is the less disturbing. I met a couple from UK and she was crying out loud and being angry at the same time for not sleeping well a single night because of the barking of the dogs. I'm NEVER GOING TO STAY HERE AGAIN! Btw...many apartment buildings in playa del Carmen are build in Mexican neighbourhoods so the barking of dogs can de anywhere you stay. So be carefull before you book a room. But Vanessa 24 is really very bad!
